WHEREAS, Raeburn E. Tackett executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Cardinal Financial Company, Limited Partnership d/b/a Peoples Home Equity, Lender and Concord Title, Trustee(s), which was dated September 27, 2019, and recorded on October 3, 2019, in Book 1710, at Page 358 in Anderson County, Tennessee Register of Deeds.
WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, Cardinal Financial Company, Limited Partnership, (the “Holder”), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on July 11, 2023, at 10:00 AM at the usual and customary location at the Anderson County Courthouse, Clinton, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Anderson County, Tennessee, to wit:
SITUATED in the Eleventh (11th) Civil District of Anderson County, Tennessee, within the corporate limits of the City of Clinton, Tennessee and being more particularly described as follows:
BEGINNING at a 1/2” rebar found in the eastern right of way line of Jarnigan Street, said rebar being a corner with Carla M. Miracle W.D. 1636, Page 965; thence with the line of Miracle South 64 degrees 51 minutes 32 seconds East 229.35’ to a 12” hackberry in the line of James L. Cain, W.D. 1423, Page 1221; thence with the line of Cain South 23 degrees 54 minutes 08 seconds West 72.75’ to a wood fence post in the line of Sam Nelson, W.D. K-16, Page 360; thence with the line of Nelson North 65 degrees 45 minutes 50 seconds West 37.22’ to a 1/2” rebar found a comer to John W. Duggins, W.D. 1461, Page 1416; thence with the line of Duggins North 65 degrees 28 minutes 20 seconds West 53.18’ to a 1/2” rebar found a corner to Richard A. Whitt WD. 1068, Page 210; thence with the line of Whitt North 65 degrees 15 minutes 00 seconds West 138.94’ to a 1/2” rebar found in the eastern right of way line of Jarnigan Street; thence with the right of way line of Jarnigan Street North 23 degrees 55 minutes 10 seconds East 74.86’ to the POINT OF BEGINNING, as shown on a survey by Jeffrey L. Paxton, dated 02-15-19 and bearing a Drawing No. of 029-19.
BEING the same property conveyed to Raeburn E. Tackett, unmarried from Vanderbilt Mortgage and Finance, Inc. by Warranty Deed dated September 27, 2019, recorded as Book 1710 Page 355, in the Register’s Office of Anderson County, Tennessee.
THE SOURCE of the above description is the same as the previous deed of record, no boundary survey having been made at the time of the conveyance.
SUBJECT TO all Restrictions, Covenants, Reservations, and Minimum Building Setback Lines and Ingress and Egress Easements and installation and maintenance of Utility and Drainage facilities as stated on recorded plat of record, if applicable, and all amendments thereto recorded, and further to any matter and/or condition which would be disclosed by a current and accurate survey or inspection of the property herein described.
SUBJECT TO all Notes, Matters, Restrictions, Agreements, Covenants, Easements, Setback Lines, Right-of-Ways and all other Conditions of record in the Register’s Office for Anderson County, Tennessee.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
